Piet Eichholtz is hoogleraar Vastgoedfinanciering en Vastgoedbeleggingen aan de Universiteit van Maastricht. In het verleden was hij onder andere werkzaam bij de Universiteit van Amsterdam en het ABP. Hij is partner van zijn eigen bedrijf Finance Ideas, waarin hij semi-publieke instellingen adviseert over vastgoedfinanciering. De combinatie van praktijk en onderzoek zorgt ervoor dat Piet Eichholtz diepgaande kennis en ervaring heeft met onroerend goed en financiering. Zijn onderzoek richt zich op vastgoedfinanciering, een specialisatie binnen het vakgebied van de financiering en belegging. Hij houdt zich o.a. bezig met hypotheken, vastgoedinvesteringsfondsen, de ontwikkeling van vastgoedprijzen in de loop van de jaren en met de manier waarop de waarde van commercieel vastgoed over de hele wereld verandert. Universiteit Maastricht is gespecialiseerd in de waarde van vastgoed en het belang van gezondheid voor de businesscase van gebouwen, hiervoor voert Piet Eichholtz en zijn team onder andere onderzoek uit bij veel basisscholen en stadskantoor Venlo.

Piet Eichholtz is the Fortis Professor of Finance and Real Estate and Finance Department chair at Maastricht University. He is currently also a member of the Advisory Boards of Redevco Europe and the RO Group, of the Investment Committees of Servatius and the KLM Pension Funds, and of the Housing Scenario Group of Bouwfonds. He is also a non-executive director at IPD. As entrepreneur he started Global Property Research, an international consultancy firm specialized in property companies (later acquired by Kempen & Co). Subsequently, he co-founded Finance Ideas, a financial consultancy company specialized in financing strictures for real estate owners in the semi-public realm. Most of his academic research involves real estate markets, with a focus on international investment, portfolio management, property companies, and housing markets.

The university of Maastricht is specialized in value of real estate and the importance of healthy buildings in relation to business cases of buildings. The team of Piet Eichholtz does research in many primary schools and the city hall of Venlo about the relationship of productivity to healthy buildings.

Willemijn van der Werf is Business Developer Circulaire Economie bij TNO. Willemijn ontwikkelt publiek private samenwerkingen om circulaire innovaties in het domein Bouw & Infrastructuur op te schalen en te vermarkten. Meer dan een decennium houdt zij zich nu bezig met innovaties op het gebied van verduurzaming van onze samenleving. In eerste instantie bij KLM op het gebied van de ontwikkeling van een duurzaam alternatief voor kerosine, daaropvolgend bij LanzaTech dat vanuit afval middels een gepatenteerd fermentatieproces ethanol en chemische buildingblocks maakt.

Willemijn develops public-private partnerships to scale up and market circular innovations in the Construction & Infrastructure domain. For more than a decade, she has been working on innovations in the field of making our society more sustainable. Initially at KLM in the field of the development of a sustainable alternative to kerosene, subsequently at LanzaTech that makes ethanol and chemical building blocks from waste through a patented fermentation process.

Bas van de Westerlo heeft een bouwkundige achtergrond (Technische Universiteit Eindhoven). Na zijn studie is hij continu werkzaam geweest in de toepassing van duurzaamheid en innovatie in de ruimtelijk-fysieke domein. Hij is vanaf 2009 werkzaam bij het C2C ExpoLAB in de rol van projectmanager en adviseur van diverse bouwprojecten en circulaire inkoopprocessen. Vanuit zijn persoonlijke overtuiging, en de concrete vragen uit de markt, is de nadruk steeds meer komen te liggen op de concrete toepassing van de uitgangspunten van cradle to cradle en een circulaire economie in de praktijk. Zijn streven daarbij is niet om de negatieve footprint te reduceren, maar juist een positieve impact te creëren; ofwel meerwaarde toe te voegen.

Eén van de uitdagingen om de transitie naar een circulaire economie te versnellen, is het kunnen waarderen van restwaarde van bouwmaterialen bij einde gebruik. Met deze vraag in het achterhoofd is Bas in gesprek gegaan met TNO. Ruim een jaar later is er een prototype ontwikkeld van de Residual Value Calculator en gaat het project binnenkort de volgende fase in.

Bas van de Westerlo has an architectural background (Eindhoven University of Technology). After his studies he worked continuously in the application of sustainability and innovation in the built environment. Bas is involved in the C2C ExpoLAB since 2010 in the role of project manager and consultant for various construction projects and circular procurement processes. From his personal conviction and the specific demands from the market, the emphasis has increasingly shifted to the application of the cradle to cradle and circular principles into practice. His aim is to create a positive impact and add value, rather than reducing the negative impact. One of the challenges to accelerate the transition to a circular economy is the ability to value residual value of building materials and the end of use. With this question in mind, Bas contacted TNO over a year ago. More than a year later, a prototype of the Residual Value Calculator has been developed and the project will soon enter the next phase.

Financiële restwaarde Circulaire Bouwproducten (TNO & C2C ExpoLAB)

Een rekenmodel dat inzicht geeft in de toekomstige financiële restwaarde van een bouwproduct. Met als voordeel dat de eigenaar het liever circulair hergebruikt voor een hoogwaardige toepassing, dan dat hij het verwerkt tot laagwaardige(re) grondstof. Dat is de Residual Value Calculator die TNO samen met het C2C ExpoLAB ontwikkelt.

Het uiteindelijke doel van dit model is een stimulering van circulariteit in de bouw (het optimaal inzetten van materialen en het behoud van waarde), door een gedragen en gevalideerde methode voor het berekenen van financiële restwaarde voor circulaire bouwproducten.

De methodiek beoogt dat de restwaarde en de daaruit volgende businessmodellen geaccepteerd en gedragen worden door de stakeholders in het bouwdomein (van materiaalproducenten tot financiers, taxateurs en architecten) zodat uiteindelijk de sector met restwaarde kan gaan werken. Willemijn en Bas praten jullie bij over de laatste ontwikkelingen en bespreken de kansen die de Residual Value Calculator biedt voor u als gebouweigenaar of leverancier van bouwproducten.

Financial Value of Circular Building Products (TNO & C2C ExpoLAB)

A calculation model that provides insight into the future financial residual value of a construction product, with the aim to circulate materials meaningfully without quality loss. That is the Residual Value Calculator that TNO is developing together with the C2C ExpoLAB. The ultimate goal of this model is to encourage circularity in construction, through a supported and validated method for calculating the financial residual value for circular construction products. The methodology aims to accept and support the residual value and the resulting business models by stakeholders in the construction domain (from material producer to architect to financiers) so that the sector can ultimately work with residual value. Willemijn and Bas will talk about the latest developments and discuss the opportunities that the Residual Value Calculator offers for you as a building owner or supplier of construction products.

Willem Adriaanssen (1969) is partner bij HEVO B.V. en commercieel verantwoordelijk voor onder andere de kantorenmarkt Hij studeerde architectuur en uitvoeringstechniek aan de Technische Universiteit Eindhoven. HEVO BV is een landelijk opererend bureau voor advies en projectmanagement voor huisvesting in markten zoals onderwijs, kantoren en bedrijfshuisvesting, zorg, wonen en sport. Als strategisch huisvestingsadviseur  en procesmanager werkt Willem veel aan de visie, strategie, concepten en financiële haalbaarheid van integraal gezonde en duurzame huisvestingsprojecten. Daarbij werkt hij actief aan de integratie van innovatieve toepassingen zoals omtrent de circulaire economie en smart buildings. Voor het Healthy Building Network was hij verantwoordelijk voor het opstellen van de businesscase voor gezonde, circulaire en productieve kantoorgebouwen.

He studied architecture and construction technology at the Eindhoven University of Technology. HEVO BV is a national operating company whose core business is high-end consultancy and (risk-bearing) project management. HEVO is focused on creating and providing sustainable solutions for the real estate markets such as education, offices, healthcare and sports. As a strategic consultant and procesmanager Willem is committed to developing strategy, vision, concepts and feasibility of integral healthy and sustainable real estate projects. He applies innovative concepts such as the circular economy and smart building technology. For the municipality of Venlo he was the project leader of the C2C-inspired city hall Venlo (opened in 2016). Michel Weijers project leader for the municipality of Venlo and also Managing director at the C2C ExpoLAB in Venlo. The C2CExpoLAB is a knowledge Centre for C2C and the circular economy within the built environment.

The combination between these two roles (Municipality and Managing Director) makes it possible for him to connect theory with practice. Therefore Michel Weijers is the expert for implementing the principles of C2C and circular economy in building developments or Governance strategies by providing insight in the economic and social benefits of adding value by investing in sustainability, a circular economy and C2C. Together with Willem Adriaanssen (HEVO) he will share their knowledge of making business cases for circular and healthy buildings.
